Selling your Davis Home in 2010

As we move through 2010, the Davis Real Estate market, as with all California Real Estate, has slowed down. There is a larger inventory of homes on the market now, and the buying frenzy of 2003-2005 has ended. This means that the days of multiple offers and buyers bidding up the price of homes are over. Homes are still selling, and Davis is still a highly desirable market with limited growth, which should bode well for future Real Estate price appreciation. But the sale of your Davis Home, may take a little longer than it did a few years ago.

The road to selling your home can, at times, be bumpy. There are lots of details to address in getting ready to show your home to prospective buyers. You might think that some of these factors are tedious and frustrating, especially when a showing of your home does not go as well as planned. If your home does not sell right away, don’t get discouraged. With some work and a little patience, your house should sell.

First, identify the things about your home that make it special. Location is always a prime feature. Maybe you are close to UCD and Downtown Davis. Or perhaps your home is in South Davis, Mace Ranch, Willowbank or El Macero, which provides easy freeway access for the commute to Sacramento. This is a feature many buyers find attractive. Are you an easy walk to a school or park? Distance from a school is often a deciding factor with some buyers that have children.

Appliances – Buyers don’t want to have to replace old or outdated appliances. If possible, replace them before showing your home.

Get your information together – Gather up your utility bills, appliance warranties, etc. Buyers are always curious about how much their utility bill would be if they were to buy the house. These documents may aid in negotiating a price with potential buyers.

The two most critical factors to have in place prior to showing your home to potential buyers are:

Curb Appeal – Make sure the front yard is well kept and the entry to your home is fresh, clean and neat. The first impression that your home makes when someone drives up is critical.

No Clutter – Get rid of much of the “stuff??? that one normally finds in a home. The more stuff you can remove, the more space your home will appear to have. A spacious, neat and tidy home will be attractive to any buyer.
