Get your information together – Gather up your utility bills, appliance warranties, etc. Buyers are always curious about how much their utility bill would be if they were to buy the house. These documents may aid in negotiating a price with potential buyers.

The two most critical factors to have in place prior to showing your home to potential buyers are:

Curb Appeal – Make sure the front yard is well kept and the entry to your home is fresh, clean and neat. The first impression that your home makes when someone drives up is critical.

No Clutter – Get rid of much of the “stuff" that one normally finds in a home. The more stuff you can remove, the more space your home will appear to have. A spacious, neat and tidy home will be attractive to any buyer.
